ESEC successfully carried out the huge task of developing the existing design into approved shop drawings, coordinating all the interfaces between many specialist suppliers, subcontractors and the Client’s technical approval authority as well as dynamically managing and driving progress and quality achievements over the whole project duration.
This task demanded extensive procurement from overseas sources and the finished product is of the highest international standards. The East Podium Shopping Mall and related Car Parking was opened to the public first whilst the Office and Hotel sections were being finished. A considerable number of external specialist contractors, working for the various building tenants, also had to be coordinated and incorporated into the overall program.
With its distinctive icon tower rising over 300 meters over the heart of Riyadh, the new Kingdom Trade Center is now the capital’s glistening symbol for the New Millennium. It is the largest, most modern mixed-use development in the Middle East, with a stunning offering of offices, business facilities, private residences, recreation venues, world-class hotel and a glittering shopping mall.
The project has a gross built-up area of 185,000 M2, plus 115,000 M2. of parking space for up to 3000 cars. Designed by Ellerbe Becket in association with Riyadh-based Omrania (O & A), the Kingdom Trade Center benefits from state-of-the-art engineering and construction and features modern, expandable building systems including smart escalators, elevators and climate management systems and highly-advanced waste disposal, telecommunications and computer facilities.
The Icon Tower: Clad in energy-efficient glass and shaped like an ellipse, tower rises 300 meters over Riyadh with 30 levels and 2 underground floors. Prime office space occupies the first 13 floors (some 29,000 M2. of gross built-up area) with its own 5-storey-high atrium and basement parking. An internationally-managed full service Business Center occupies the 14th floor, complete with conference facilities and an exclusive Business Club for prominent businessmen and the capital’s top executives. The next 10 floors comprise the Four Seasons Hotel with 222 luxury guest rooms. Some 40 residential apartments are located on the next 4 floors, each varying in size from 125 M2. to 320 sqm. Near the top on the 29th floor, four luxury condominiums at 500 M2. each. The topmost 30th floor itself is the home of Kingdom Holding Company, the tower’s lead developer.
The West Podium: The Four Seasons Hotel operates a modern, full-featured 4,500 M2. column-free hall at the West Podium ideal for conventions of up to 4,000 participants, exhibits, product launches and wedding receptions for up to 2,000 guests. The West Podium also houses a 7,000 M2. Sports Club complete with in-door and out-door sports facilities, spa, swimming pool, steam rooms, treatment rooms and various workout facilities.
